The third quarter of 2024 has brought noticeable shifts across the real estate markets in Loudoun County, the Eastern and Western Counties, and the West Virginia Eastern Panhandle. Year-over-year trends reveal strong growth, but the data compared to Q2 2024 suggests the market is beginning to cool from its previous peak of activity.

Loudoun County:
Loudoun County continued its impressive growth with a 7% increase in median sales prices compared to Q3 2023, rising to $933,000. Closed sales are also up 9% year-over-year, showing strong demand. However, the market is beginning to decelerate when compared to Q2 2024, with a modest 1.6% price increase and a 12.9% decrease in closed sales.
Inventory grew by 12% from Q3 2023, providing more options for buyers. Despite these gains, homes are taking longer to sell, with a 42.9% rise in days on market from Q2 2024, signaling the market is slowing down.
Eastern Counties:
In the Eastern Counties, including Fairfax, Arlington, and Prince William Counties, the market showed a 6% increase in median sales price year-over-year, reaching $740,000. However, prices have dropped 2.6% from Q2 2024, and closed sales are down 13% over the same period, indicating a slowdown in activity.
